Space planning is our speciality

Working with Architects

Our technically proficient team of designers can reinterpret the space-planning working from the inside out with a focus on conceptual and interior-led architecture. This enables them to collaborate for successful approval with Architects and Structural Engineers.

We support this relationship with our specialist knowledge and experience of ergonomics, materials and finishes suggesting elements (sometimes structural enhancements) via creative space-planning of internal layouts that will only add to the merit of the property.

Our Process

How we go about undertaking a project is a well-worked menu structure of stages based on RIBA’s guidelines and how many or few services you require. Whether that’s simply concept design or engaging us to fully manage a turnkey solution. Below are points from a typical residential project.

The Brief

Once we have had an initial chat over the phone we are happy to meet for a ‘no obligation’ chat at your property or in our showroom where we can discuss how we may be able to help you and the likely costs and time frame involved in doing so.

It’s also a good opportunity to show you how we have helped other clients in your position to achieve the best out of their properties. With over 450 projects completed to date, we are sure we can help you understand the process in a visual manner no matter what style or budget you have.

Site Visit

Whatever stage of development your property is at, we advise a site visit as soon as possible. It’s really important for us to understand the real nuances of a property, the way in which it presents and flows as well as the movement of daylight when we are helping to space plan, design or simply improve or furnish a property.

FEE GUIDANCE

Once we have visited the site and fully understood your aspirations, we will then be in a position to give you a realistic guide as to the likely costs of our design time. We will then present a proposal document for your approval after which we can then begin the design process.

Ordinarily this will involve a return to site. We use this time to take photographs, videos and detailed measurements of key areas and features. It is crucial we have as much detail along with the brief to allow us to commence an exact design phase.

Space Plan & Research

We start the creative process of drawing-up our ideas as floor layouts and elevations, often working from existing basic plans that require improvement. At this point we are also thoroughly involved in the research of furnishings and materials which we include, to scale, in these drawings.

For some projects we may be working on addressing structural elements and adding real value to the flow of spaces before considering floor finishes, lighting and small power, ceiling details and bespoke cabinetry amongst many other elements.

Presentation

We invite you back to our showroom or we may come to you to present the overall layout concept and stylised look. This is the stage where we aim to show you a strong visualisation for the overall direction, using mood boards consisting of inspirational images and on occasion photorealistic renders.

We then support this with samples of key materials for you to understand the level of finishes and touch points we are wishing to achieve. Layouts will show all key pieces of furniture to scale and in-situ so that you can really understand the space and lifestyle we are looking to achieve.

Detailed Design

There may well be iterations and revisions but once the layouts are agreed and frozen we will then focus on the details of each area providing intricate plan drawings of every aspect of the design in order to fully and accurately cost and instruct all workforce teams and to coordinate our work with all other professionals.

For some clients we design and manage all aspects of the fit out and can provide detailed schedules and specification for all elements of the job.

Cost, Planning & Procurement

We work hard to provide our clients with detailed designs, schedules and specifications that give them the best chance of financial success in regards to managing their budgets.

All drawings can be used for tender purposes so that competitive quotations can be gained and best value achieved. With the volume of projects that we undertake we can often secure significant financial advantage for our clients with the suppliers that we bring to the table.

Ongoing Site Support

We are often asked to continue to support the progress on site where building works are concerned. Ultimately our designs provide the finishes that you will see, touch and feel once the heavy building works are complete, so we do prefer to keep a close eye on the detail and guide on the delivery of this by all trades.

Fittings, Instalment & Completion

During the latter stages of the process we will begin to present a full inventory of all furniture, furnishings, lighting, artwork and accessories. This is where we really excel, with access to more brands than any other practice we know as well as our own team of bespoke manufacturers. All goods offered in this sense carry a substantial saving to our project clients which in every case to date has negated their design fees in their entirety.

We offer a ‘white glove’ installation process where we install and style your home inclusive of everything down to the accessories and finishing touches.
